1434 Barkley Drive

Barkley Place · Baton Rouge, LA 70810 · East Baton Rouge Parish
At the $220,000 list price, this is a thin flip. I would aim for $200,000 to $205,000.

The home just hit the market on October 28 as a Fannie Mae HomePath listing. It is big for the street, so the resale upside is real, but only if the rehab stays near $50,000 and the buy price comes down.

The property

What you are buying

A two-story brick home with a large front porch, built in 1995. That makes it the newest and one of the largest homes in a neighborhood of mostly late-1970s single-story houses.

The old 2025 listing called it 3,174 sf, estimated. I use the assessor's 2,942 sf for every home in this analysis so the comparisons line up. The current listing also mentions high ceilings, a fireplace, and a large kitchen with lots of cabinets. An investor will lose the homestead exemption, so plan on a higher tax bill.

The neighborhood comps

These are the closest arm's-length MLS sales from the last 28 months. All six are within a quarter mile, most on Barkley Place streets. Each one is adjusted to match the subject: about $45 per square foot for size, $8,000 per full bath, $5,000 per bedroom, $40,000 per acre of lot, and $300 per year of age.

Value conclusion

After-repair value: $350,000

The weighted average of the adjusted comps is about $359,000. I set the base case a little lower, at $350,000, for three reasons:

Conservative

$330,000

Basic finishes, no layout fixes, a slow sale. About $112/sf.

Base case

$350,000

Fresh paint, floors, kitchen and baths updated to match 1342 Barkley and 12413 King James. About $119/sf.

Upside

$370,000

Stronger finishes and a smooth inspection, near what 12555 King James and 1312 Barkley support.

As-is today

$205,000 – $230,000

1218 Barkley sold off-market for $226,300 in August. 1054 Barkley went pending at a $197,500 ask after starting at $290,000. Fannie Mae paid $213,491 in June.

My plan for you

How I would go after it

  1. Wait out First Look. Fannie Mae takes only owner-occupant offers for the first 20 days. Investor offers should open around November 17, 2026. I will confirm the exact date on the HomePath countdown.
  2. Get a rehab number first. I will set up a walk-through with a contractor so you have a real line-item budget before we write.
  3. Offer $200,000 to $205,000 with a solid rehab estimate under $50,000. That leaves about a 9–11% profit at a $350,000 resale. HomePath prices often drop after First Look if there is no early buyer.
  4. Walk away above about $210,000 unless the inspection shows a lighter rehab than expected. If repairs run closer to $75,000, the offer needs to come down.
  5. Plan the resale at $340,000 to $350,000. That keeps you inside what the street has proven.
